High Yield – NDIS House & Land
The government provides very substantial subsidies for H&L rented under the NDIS scheme.
The rent on these homes can be around $100k pa, which is a very considerable return.
However, these properties carry additional risk that needs to be taken into account. To qualify for the subsidy, the homes need to be:
- constructed to very high standards with particular fixtures and fittings – this can add up to $100k to the cost which in turn can lead to valuation issues
- leased to tenants approved under NDIS guidelines – it is therefore important to ensure that the property has the right:
- managing agent to source the right tenants and manage the ongoing compliance issues.
