High Yield – Duplex House & Land
Duplexes are similar to Dual Occs with the additional advantage that each of the two homes can be strata titled and sold separately.
This provides the prospect of immediate capital gain once construction is complete, or high rental income due to double rent. (The reason that the builders do not construct and sell themselves is that they prefer to allocate their capital to their core business of constructing multiple properties, rather than buying a single block of land, funding the duplex construction, and then holding until sale occurs.)
Duplexes are more expensive than Dual Occs and available only in certain locations due to council constraints.
